Community Action provides Housing Stability Counseling across a continuum of households ranging from those who are homeless or at risk of becoming homeless to those households who are interested in purchasing a first home. Program activities address: Pre-Purchase Homeownership Counseling, Foreclosure Intervention Counseling, Walworth County Foreclosure Mediation Credit Counseling & Referral, Rental Counseling / Assistance and Homeless Counseling. Services include the development of a budget, housing stability action plan with resource coordination, inspection where applicable, and housing follow-up. Financial assistance may be available (when funding allows) for mortgage payment assistance, security deposit, 1st month rent, eviction prevention, and term rental assistance.
Individual Housing Counseling is a component within all areas listed above and may include some level of financial assistance where appropriate and when available. No person shall be turned down for Housing Counseling Services however a person may be determined ineligible to receive financial assistance due to funding and/or Community Action guidelines.
Program resources are targeted to serve households that are most in need of this temporary assistance and most likely to achieve stable housing once assistance has been provided. HSC assistance is not intended to provide long-term support for participants, nor can it address all financial and supportive service needs that affect a household’s housing stability. Assistance is focused on housing stabilization, linking participants to community resources and mainstream benefits, and helping households to develop a plan for future housing stability.
Housing Counseling assists with homebuyer individual pre-purchase and mortgage default, counseling for Rock and Walworth County.
Eviction prevention counseling is only available in Walworth County.
